A share includes the following rights:
Occupancy rights to one of the guest rooms, which includes large living/sleeping area, large walk-in closet and tiled bathroom with and shower. The room can be lived in and/or rented out during facility programs or for spa/retreat functions.

*1/12th common ownership of the entire facility, and a 1/12th share of facility profits. The facility is to be operated as a cooperative with profits and expenses divided among the cooperative owners. Each share can be bought or sold, upon approval of the cooperative members. Cooperative regulations are being written and can be amended by a majority vote of the owners.
*Right to sponsor or facilitate programs for 1/12th part of each year. In addition, the right to facilitate or sponsor programs during times when other owners deposit their unused time into a pool.
*Right to build a small house of maximum 1,300 sq. ft. plus 500 sq. ft. of outdoor living space on the property. This house can be occupied when the owners are present or rented out during programs for additional profit. Cost of the house will be approximately $50/sq. ft.
*Access to community grounds for personal use while in residence. The fully organic gardens have hundreds of fruit (apple, peach, lemons, limes, grapefruit, mandarin oranges, avocado trees, blackberries, eucalyptus forest and bee hives. The property is organic, with fertilizer provided by a team of guinea pigs.
$10,000 of each investor’s initial share will go towards establishing an operating fund to hire staff, manage and promote the facility and programs.
